These responses are generated by the vast advertising campaigns promoted by our company. Our operation uses the latest in technology and has a dedicated staff to extend the same courteous, professional and results-driven service to each of our valued customers.

The customers who advertise with our company to sell, purchase or rent property are immediately entered into our computer system. Their individual property criteria is activated immediately and the matching process begins. Owners who advertise their properties with us have the potential for an immediate match to buyers already in the system as well as exposure to new buyers and consumers who enter the system daily.

We advertise, advertise and then advertise some more! Stroman advertises its services everyday through local, national and international media (newspapers, magazines and trade journals, and the internet) and has the largest in-house direct mail marketing operation in the resort resale industry with over 4 million mail pieces annually. Our web-site contains an on-line resort catalog at www.timesharelink.com. In addition to our extensive advertising, we solicit cooperating brokers and owner referrals.

Stroman sponsors and promotes Resort Property Auctions at least four times annually. These auctions are motivational to our buyers, sellers and renters alike and have been an additional source for results. Many times, exposure to the Auction process generates sales long after the Auction is over. As part of our marketing efforts, Stroman designed and developed a special buyer/renter referral marketing vehicle - the Vacation Way© Program markets to nearly 80,000 real estate brokerages and more than 2 million real estate licensees, of which more than 1,100,000 are REALTORS®. This program has further expanded our reach into the global marketplace.

Our Sales Support Representatives have access to your complete property registration file and are capable of making any changes necessary relating to your property or customer information. This support to our Sales Department is invaluable because it frees our Sales Associates to concentrate on reselling and renting resort properties. At Stroman, we want your property to sell or rent, and we work very hard to get the job done quickly; however, we sincerely ask for your patience. No real estate (traditional or timeshare) is ever sold or rented fast enough to please the seller. Please understand that when a prospective buyer or renter expresses an interest in a property, our CTLS© computer system begins a search based on the specified criteria given to us by the interested prospects. The computer system, in turn, searches for resort properties that best match the criteria given. Once the search is complete, the agent will take the extracted information and relay it to the potential buyer or renter. If the prospect wishes to make a firm offer, we will immediately contact the seller, or renter with the offer.

We genuinely request that our customers recognize the reality of the sale or rental scenario. You have working for you the very best in the business. However, typically properties simply do not sell or rent overnight! It may take weeks, even months or years for some properties. We do not know exactly how long it will take to resell or rent your property. According to the American Resort Development Association, the national average time to resell vacation property is approximately 22 months. However, the same report admits that there are no true comparables with respect to vacation properties. It all depends on the demand for a particular location, during a particular season, etc. Most properties resell at 25-50% below their original purchase price. We have prospective buyers and renters and lots of them! However, in this environment, some people are looking for bargain sales and rentals; and in many instances, it’s the bargains that resell or rent first. If for any reason your property does not resell or rent in a reasonable amount of time...please take another look at how you have it priced. We work diligently on behalf of our customers and have gained very valuable experience in the process. We know, for example, that heavy national advertising and aggressive marketing are what it takes to get vacation property resold or rented. We have also found that our unique computer capabilities are an integral part of the services we provide our customers. The non-refundable advertising fee is necessary to cover the on-going advertising, marketing and computer costs that are a vital part of and essential to the overall selling or renting strategy.
